My neighbor is replacing her roof with impact resistant shingles. Looks like they cost around 20% more but they lower her home owners insurance by about 20% per year too. Any one have experience with these or knowledgeable enough to educate me on pros and cons and effectiveness? The rough costs are $5k more expense shingles but saves $600 per year in HO insurance costs. So 8 years payback. I read something about they resist an impact class 4 not sure how that related to hail damages resisted. They also include a warranty that does not prorate for the first 10 years which I take to mean if they are damaged by conditions they should not be, you get replacement of full costs?

My house had those (Atlas mfg). lasted 6 years until this recent hail storm. Even though I had the insurance discount line itemed, I'm still fighting with the insurance company over replacement cost.
The 10 year warranty specifically excludes weather related failure (read the fine print).

We got them when we replaced our roof in July 2014. The price of the standard shingles was going to run right at $14k. The category 4 of the same brand was $15,500, so not as high of a percentage as your neighbor. I can't remember the exact discount we are getting, but I want to say it was around 25-30%. So ours will be paid off in just a few years (though we'll probably get nailed tonight).

My parents and my in laws both have metal roofs that have lasted through many hail storms.

I went to home depot this weekend to see how these Armorshield II look compared to the regular timberline but they had no stock. I think they are supposed to be more flexible but also thicker, and I wonder if this adds significant extra weight

Do you have to have pier and beam foundation for that or slab foundation works? Any other reinforcements needed to bear weight? What's the diffrence in cost?

A metal roof probably weighs less than a composite shingle roof.

You don't need to reinforce anything to have them. What they are is thin aluminum/steel panels with styrofoam underneath them.

While hail can punch through a shingle roof, a metal roof simply dents inward. By that token, a metal roof can still be damaged and need replacement after a hail storm because of dents all over the roof. The benefit is that the damage is limited to the roof, no water would leak into the attic.

If a metal roof is dented by hail but doesn't leak (as in, the seams are not broken) then why would it need to be replaced?

There are 50+ year old buildings in DFW with standing seam copper roofs that are original.

It's wicked expensive, though.
