Bring all documented evidence to support your reduction to the hearing. Having a home of the same model on the same street documented at $27k less along with photos of your home to prove you have not upgraded your interior/exterior beyond that other home would be great.


HOA issues and common areas are not part of your property appraisal. Only the land and dwelling

I got my grandmother's house adjusted down $30,000 at an ARB hearing. I didn't get any adjustment offer in response to my filed protest, and I didn't do the informal meeting. At the ARB hearing, I discussed the pictures of the house I had uploaded and I stated the the house was in poorer condition than other houses in the block owned and maintained by younger, more able people. The DCAD representative suggested we change the "Desirability" rating from "average" down to "fair" and then he recomputed the value, and I accepted what he came up with, as did the ARB members.

Just wanted to let everyone know that the comments on this thread were really helpful. I managed to scrape in a protest on the last day with some pictures of the house. I finally got a response in the mail and they adjusted down the valuation by $10k. I am going to accept it and not go to the ARB meeting.

I had to attend my hearing (Dallas County). I won, too. Didn't get it down as much as I wanted to, but I still got it down by more than what they wanted to give me at first. I argued my case pretty well, I think. It wasn't a quick in-and-out, either.

Hi,
What happens if we overpay our property tax. Lender is going to pay tax from escrow account. I myself thinking about 4k tax as well from online portal. Will they send me a check for excess amount.
