Hello,

I am looking at homes in the Northwood Hills area and it seems like a nice neighborhood. Bert Fields is right there, there are a bunch of trees and the lots are big. My question to you is: Are the home prices affected by the large commercial buildings at the intersection of Preston and Belt line?

I am also looking at homes in Prestonwood. Are the homes affected by the apartment buildings off of Hillcrest and Arapaho?

Finally, what are your thoughts on both of these neighborhoods?

Here are the pros I came up with:

Prestonwood: Better school system, relatively safe, 24 hour neighborhood patrol

Northwood Hills:Larger lots, trees, near the park, closer to LBJ

I really like that area but unfortunately doesn't know it very well, a friend was looking there for proximity to private schools but he ended up buying next to other Prestonwood Golf course near Prestonwood Baptist church and enrolled kids in public schools.

I live in Prestonwood (but the part south of where I think you are looking), and I've never heard of any incidents involving the nearby apartments. I read my HOA's facebook page religiously and I've never heard anyone mention a problem with them. We are zoned to Prestonwood Elementary, and I think the apartment kids drag down the scores a little, but I expect that school to keep getting better due to all the new families moving into the neighborhood. Plus, I'd like my kid to go to school with a diverse population (we're white) so I'm okay with it.

That said, I would move to Northwood Hills in an instant. The big lots and big trees are gorgeous.

You also mentioned the retail and office buildings near Preston & Beltline. I don't think that has much of an impact.

I will say they're revitalizing the shopping center at that corner (pepper square) and seem to be increasing the occupancy level, which is a good thing. If the neighborhood were in a decline, they wouldn't be spending the money for that retail center.

As for the apartments at Hillcrest and Arapaho, they're ugly. I wouldn't want to live right next to them, which would probably limit your buying pool when you sell , but a few streets over is fine. The Shelton School is trying to relocate to a bigger facility (they're also at hillcrest and Arapaho, so who knows what that building will become once the school relocates. The city council lady who lives in the neighborhood behind Shelton said they are a good neighbor, but that prestonwood church was a terrible neighbor when they had the property.

I live in NWH and love it- Have friends in Prestonwood and it is also a nice neighborhood. Regarding safety, I think both are about the same - less drive through traffic in NWH. We also have an armed neighborhood patrol. The RISD schools are both good, Prestonwood probably slighlty better. There is a small section of NWH that is in DISD and it is the side nearest the retail you mention. The price point between the two is quite a bit - the houses on the west side of NWH keep bumping up to the $1million mark.

I don't think that retail factors in to the neighborhood, Baruch Hashem is in between and is a nice buffer. Like a previous poster menitioned, Henry S. Miller is upgrading that retail corner and hopefully good things are on the way.

Thanks again, every time I drive through Northwood Hills, I can't help but be in awe of the trees.
