It is a 30 or 35 MPH street and not that much traffic. I use it daily for my commute home to Coppell. I have not experienced a traffic backup or anything ever on this street.

Even before the Cowboys left their VR facility, there was much less traffic than on MacArthur which VRPkwy loops around to. I would not want to live backed up to or facing MacArthur which IS a very busy street.

Just keep in mind that traffic is increasing every day so number of cars on every road would increase multiple folds in coming years.

^^^ This. Personally I wouldn't buy it. We were looking at a house in our area that backed up to a main street. It was priced right so we highly considered it (negating the adage to never buy a house on a busy street). A year later that street is now being widened to accommodate traffic.

I personally wouldn't buy it either. My parents used to own a home that faced a residential street, and it was a major artery connecting two major streets. When they moved in ~30 years ago, it was a quiet street. By the time they moved, the city had to put speed bumps in several places because people didn't treat it like a residential street, traffic was fast and heavy during morning and rush hour.

This road will only have more and more traffic as time goes on. Even if the noise or traffic doesn't bother you now, my guess is that it will in the future.

I owned a house on Edgestone in Vilages of Beacon Hill. Great neighborhood. The street is only busy before and after school. Otherwise its pretty quiet.
