Hi All,

My tenant is not a hands on kind of guy.

I need a plumber who fixes toilets (replaces the flapper and valve). It's leaky.

Also, looking for a good home carpet cleaner. (2 small rooms (10' x 10') + one master (15' x 15'))

How much would both cost estimate?

Farmers Branch area. (Near North Dallas Tollway + 635)

You can go to Groupon.com to find deals on carpet cleaning.
Any handyman should be able to install toilet repair items; don't need a plumber. You can look on Yelp.com for handymen and carpet cleaners

Thanks Just did that actually yesterday. Good deals.

I didn't think of a handyman. I called a plumber. I might have to cancel that now. Since I'm the landlord and Mr.Fix myself but no where near the house.

You don't need a plumber to replace a valve & flapper on a toilet.

I can do that myself and I'm neither a plumber nor a handyman. It's simple stuff and if you're a landlord AND you're in the same metro area as your rental, you should probably learn how to do it yourself just to save yourself some money on repair costs. Valves & flappers don't last forever.

Many plumbers charge a minimum just to come out and look...It's typically around $75 in our area. A handyman should cost way less than that for such a simple job! If you have not already joined your neighborhood's www.nextdoor.com, maybe do that. We've found ours an excellent place to get local referrals for the kind of people that you are looking for (referrals will be posts from others who live in your neighborhood, not just random yelp reviews).
