Agree with most of the comments here. There are SMU students closer to Hillcrest in the older and/or more dense apartments but mostly families elsewhere. I would not hesitate to live there if that's what the budget allowed.

There are no "bad" parts within the HPISD district (bad meaning the ability of your home to appreciate is severly hampered by some sort of negative attribute), with the exception of living on Lovers Lane adjacent to 75. My take is that you live where you can afford to. Obviously, with a much bigger budget, there's a "pecking" order of the "fairway" (UP blocks between Preston and Hillcrest) being more desirable than the blocks west of Preston or East of Hillcrest, or the HP blocks east of Lomo Alto being more desirable than the 4500 block, or a 70+ foot frontage lot being more desirable than the 50-60 foot lots. But if you have an $850k-$1M budget and don't want a SFA, you're only going to look where there are homes in your budget, and for that the blocks west of the high school are great for that.

I know of at least 6 families from my HP class era who live in those blocks. One is a trust fund kid from a very frugal family (i.e., trust only provides housing), the rest are real "working class" Park Cities families - Ie, dual incomes of were able to buy when prices were very low back in 2009/10/11. One's husband bought the house 20+ years ago. They definitely wouldn't be in HPISD if they had to buy now.

I know a ton of families with small children on the 4300 and 4400 blocks of Hyer and they absolutely love it. There is a darling, uodated, smaller house for sale there: 4429 Hyer. I also know a number of families with older kids who live on Glenwick and Emerson and they really love their blocks. I would worry a little about reckless high school drivers, which lots of people complain about on park cities FB pages, but overall the people I know who live near the HS love it.

I would rather live near SMU vs. HP High. Besides the traffic, the football stadium and baseball field are right there and it seems likely there are used often.
