I agree on new build efficiency. My old house was nearly 4000 sq ft and had cheaper bills than this 2006. But not that much cheaper, most expensive bill in deep winter/deep summer was $275. Only reason I surpassed $300 was because my in laws came down.
Not quite 2600 sq ft, but yes my gas and electric bills average out at just a little under $100/month. More in July/August or if we get a cold month in the winer.

The radiant barrier alone seems to make a big difference in summer. I remember when the house was first under construction and the wooden roof decking was in, but not yet the radiant barrier. It was sweltering under the roof. Then the radiant barrier was added and I was surprised how cool it was under the roof.

I also have a 16 SEER AC unit, R-13 insulation in walls and R-38 in ceilings. Energy efficient windows and doors. The house is airtight when all the doors and windows are closed.

My 11 y/of 1550 Sq ft was $108 last month. Gas heat, hot water heater, clothes dryer, and fireplace. Maybe a little more in summer UT not more than $125. I added insulation when I moved in.

Someone I found on AngiesList, don't remember the name now. DFW Improved did my roof after the last bad hail, they do a lot of work. I was very satisfied; also have good BBB and AngiesList ratings. You can call and see if they do that.
