I bet $450k is just for a bare bones home with no upgrades or options, these will probably be closer to $550-600k when done.

I guess so. If that's the case then I would rather buy an existing home on a bigger lot in Plano West school area with access to PGBT as well and fix it up.

However, these homes are going to sell fast.

Absolutely, unless someone wants to pay more to buy in Frisco and spend an extra 20-40 mins on commute everyday.

There is a neighborhood adjacent to this area that is called "Preston Hollow" that was built in the late 90s / early 00s.
