Like other cycles, in 30 years some buildings will get torn down and replaced with new construction, others will be renovated. We've seen this dynamic in north dallas along DNT.

Another thing to keep in mind is that while maintenance in these new midrise complexes is not cheap like in the outdated garden apartments of the 70s and 80s (Resorts style pools and AC in hallways etc aren't cheap) they are much more dense with more units to lease per building.

Right now the new midrise apartment complexes are filling up quickly because there aren't enough houses available and many young people won't save for a downpayment due to high student debt, low wages and overall job insecurity.

The problem that Dallas had for years is the high property values, keep the values down.

I thinking if something isnt done about it, Dallas could see a drop in values.
