True, but I still would not choose to live between Webb and 35 for safety reasons. I never drive that stretch after dark and have seen some downright sketchy things (including a carjacking and prostitution) in broad daylight.

For $400k, I would first look in Ridgewood Park (east of Abrams, between Lovers and the DART rail). Your budget is perfect for a 1500-1700sf 2-2 with garage. Super safe neighborhood, solid 1950's construction homes. You can bike Fisher directly to the lake without crossing or getting on a major road (goes under Mockingbird).

Everything right around White Rock, including the east side, has gotten pretty pricey. Lochwood is a bit further east but safe and possibly still under $400k. Old Lake Highlands is worth a look but again, $$$.

75229 and 75220 are great if you can find anything under $400k. The Park Forest (?) neighborhood is probably best bet- its borders are Marsh, Forest, Royal, and Webb Chapel. Webb is a little less sketchy that far north than closer to Northwest Highway. 75220 (Midway Hollow) is a great area but $400k is close to lot value. I think you would be looking at homes well under 1500sf there...more like 900-1100. Really tiny!!

I don't know much at all about the neighborhoods in Irving.

Yep, agreed. Very sketchy, but I think things are about to change there. Housing prices (land values) are going up. If I were an investor I might look there.
