Hi all,
My wife and I are planning to buy a 2nd home for investment purpose in the DFW area. Our first house was a new construction, for the 2nd house, my wife insisted that it needs to be built after 1980, because she is afraid that the older the house is, the more problems it might have.
I have done some research on my own, it seems like the condition of the house and how well the previous owner/s maintained the house are much more important than what year the house was built; many of the houses in certain parts of California and Boston were built back in the 1930s, but the inside looks almost impeccable and they sell for millions of dollars.
Because the house is for investment purpose, so I am more concerned about the location and price, what is on the inside can always be fixed for the right amount of money. I am not an expert when it comes to determine the condition of the house, say I am interested in putting an offer on a house that was built in the 1960s, can a thorough inspection find all the potential problems?

No, an inspection could not find all problems, but if you get an inspection and camera the drains and check the foundation, you should find the majority of the problems. Homes from the 1960s - now are built almost exactly the same way, so there is nothing really relevant about build quality or process that has changed. Older homes will have older systems, but you can find ones with updated electrical, updated windows, updated layouts, and more outlets as long as you look.

The major difference with homes newer than that would be style (1 story ranch vs mcmansion), but generally you would be sacrificing style and age for location, which the net cost could be the same.

To have a rental that doesn't stay vacant for more than one month, you have to have location, schools and highway/employment area access. Everything else can be repaired, replaced, remodeled or renovated.
