We are relocating to Irving from the East Coast. Looking for no more than a 20 minute commute. What towns should we be looking in? Hoping for new or newer construction. Not interested in a big yard. If you were new to area - where would you live? Where would you not live? Thanks

What part of Irving (rough location)? I ask because Irving is pretty large itself and certainly can take more than 20 minutes just to get across Irving depending upon where you are.


Do schools matter? Budget?

^What NP78 said. Budget will be your primary factor for how new you can afford, as age-of-housing, rather than size* or yard, is the primary price-segregation-point within Irving itself.


*within comparable classes of house, ofc.

What towns should we be looking in?
*like others have said, it really depends on your budget. Southlake, west Plano and Coppell are some of the nicer suburbs; close to Irving, have really good schools, but a fairly new house in these areas will cost you well over 500k. If your budget is under 500k, consider Flower mound, Keller or an older/smaller house in Coppell. Plano is also an option, but if you live in Plano and work in Irving, the daily commute, either 75&635 or tollway. Living in Flower mound/Keller will give you an easier commute compare to Plano.

If you were new to area - where would you live? Where would you not live?
*Take a look at Coppell, it is just north of Irving, has really good schools, most of the houses there have small yards. One thing to keep in mind is there are lots of Indians living there, which means academic is quiet competitive.
I won't live in south Irving, you will know why if you go there and see the area yourself.

Working near West Royal Lane and Hackberry Creek (sp?). Not concerned about schools and looking to get away from yard work - so a very small piece of property. <$400K.

Look in zip code 76039 ..... best location for new construction near your job in your budget.
