If OP needs a $2200 monthly payment, mortgage calculator I just ran says he's looking at roughly a $280K mortgage (assuming a small $20K down payment so house is $300K, with a 2.5% tax rate. Adjust your down payment or house price and your mileage may vary...).

Housing is likely much less expensive in TX than NJ, but my admittedly super quick look on realtor.com filtering to 4BR house and 0-10 years old shows no listings in Plano or Richardson, so seems to bear out what others are saying...requirements may be a bit optimistic.

OP - can you flex on those requirements? If you're not paying state income tax, could you afford a higher mortgage while still being comfortable on budget? Do you absolutely require 0-10 years old? Take out the age requirement and listings started appearing in Richardson and Plano. Just an idea...

My biggest reason is to move to ISD and a decently nice neighborhood. The rest I can compromise on.

Actually, just re-read your post and looked again in Frisco. There were some listings that popped up for Frisco (up to $325K, 4BR, 0-10 yrs.)

One item I will mention is read with a tiny bit of caution on school district judgment. This forum has a tendency to tell newcomers that you MUST be in Plano, only grudgingly acknowledging Frisco. Both are great districts from what I hear, but I'll still argue kids could slum it in Richardson or Carrollton and not be selling crack on Harry Hines five minutes after graduation...

There are several other strong ISDs to consider, if you aren't stuck on Plano/Frisco.

Then consider throwing Richardson into the mix. You'll pay more per square foot and get a smaller older house but if you need to be closer to Dallas, it's a win. Richardson also has outstanding highway access with 75 cutting through the middle, PGBT to the north, and 635 a couple of miles to the south. Coit is the western boundary of Richardson and is a major north/south thoroughfare. The schools are excellent too; on paper they look weaker than Plano schools (most districts do) but Richardson also has higher percentages of economically disadvantaged & ESL kids than Plano does.


If you don't need to be closer to Dallas, don't need the highway access, or don't want a smaller older home...then head north.

OP, there are other areas worth considering if you work from home.

Prosper/Lovejoy school district in Far North areas; Allen too.

Also be sure to check out Grapevine/Colleyville ISD (part of N.Euless, Grapevine and Colleyville) — location to airport and home prices — especially in N. Euless — are better than Plano. Look also at Trophy Club and Argyle.

Thanks for all the help. We're looking to rent for the first year or so. Any good apartments away from construction zones and close to marketplaces?

Also, when I was out there. The realtor also mentioned Dallas-Fort Worth area.

Uhhh, that's about the size of several NE states together. Maybe 2 hrs to cross east to west. Not very specific.
