Wouldn't it be more correct to say that the homes are priced for what they think they can get? That is not the same as "worth".

Yes, I shouldn't have said "worth". Of course they are only worth what someone will pay. I was trying to respond to the OP saying the home owners weren't accepting their low ball offers and the OP seemed to know the value of the home better than the seller. Even homes sitting for 6+ months aren't dropping prices much, if any, and eventually sell close to asking. Again, TC is huge and each neighborhood has their own dynamic but that has been my observation.
