hi all,
My wife and I own a SFH on the border of Keller and F.W. Currently, we are working with a real estate agent, the house has been on the market for almost 2 months, we had inquiries from multiple people, but no offers.
The house is in pristine condition in our opinion, we bought it brand new last year and spent close to $20k on upgrades after closing. The listing price is comparable with the houses around us. We want to find an agent that knows the area and has experience in helping landlords to rent properties out in that area. For the right agent, we are willing to pay more than the 1 month rental commission; the exact amount will be determined base on the duration that it takes to rent the property out and how much the house rents out for.

Simply put every single house will rent if it is priced correctly. What correctly means is an amount that someone else is willing to pay for it. At your price no one is willing to pay that price for it compared to other homes since other homes are being rented.

So i am curious to know if I want the house to be rented within a month, how much do I need to list the house for. I think this is a conversation that I need to have with an agent that really knows the area. I think the agent that i am working with focuses mainly on Plano and north dallas area, the only reason we used him was because he was willing to waive his commission if the house is not rented within a month.

You just answered your own question. People here can't tell you where to set your rates.

True, but at least i am hoping by posting this thread, i can find an agent that knows the area well and willing to work with me to find someone to rent the property out.
at this point, i don't know if it is because of the agent, or because of the season or something else. According to my agent, now is kind of the low season, starting in march, the rental market will pick up.
If i can work with an agent that i believe is the right person for the job, and the property still sits on the market, at least i will be convinced now is the low season, and i will just wait until next march for the house to be rented out.

i agree, so i just fired my agent and hired another one. case closed, can the person thats in charge of this forum delete my thread.
one thing that i learned is that because i don't have access to the mls, all the information that i have received is from the agent that i work with. so get the license and be self sufficient!
