That is true but the MLS data is the same. So most real estate agents will not have any other information either.

To get the sales price someone will need to call the Real Estate agent involved and hope they disclose it. Not very practical. The sold prices are about the best. You check the county assessor for each property as well since they sometimes have information from people who voluntary disclose sales prices.

At the end of the day go by sold prices and pending MLS listings and you will be close enough. The pending sales are really the most relevant if you looking to make an offer as it will tell you what listings are actually selling. Once you know that then just make an offer based on what you think it is actually worth and don't worry if it offends them.

Just an FYI - FSBO's do have a tendency to overprice their homes.
