You are right but if you look at ongoing development, future plans, generic subdivisions, commercial and multifamily zoning, growing schools, shrinking lot size and projections then Prosper is catching up with other towns.

McKinney downtown is lovely but Mckinney is too big to pass as a small town.

Neither Prosper nor McKinney are secluded from rest of the suburbs, nothing to tell when others end and these two begin. Its all the same, just longer commute.

Prosper's total land area is dwarfed by the cities surrounding it. Buildout is estimated to be about 75k, happening around 2035. That's pretty small, considering every other suburb around here will have 300k+

Adding to that, Prosper has a large portion of its land already built for residential, with 1+ acre lots. From Preston going east to Custer, the majority of homes are 1 acre or multi acreage. That limits population size and density.

I didn't say McKinney was a small town. But the downtown area is full of small town charm, and the historical society has made sure the homes surrounding it are kept looking as they did when built. No other suburb around has that.

As far as seclusion, Prosper still has that, but it's going away rapidly. When I moved to TX in 1986, McKinney was VERY secluded. But time marches on. Hell, even Plano was somewhat secluded back then, the tollway didn't even come up to Plano, there was hardly anything west of Preston, nothing north of Legacy except a brand new development named Deerfield...

Honestly the only parts of Collin County that appear to have that small town feel are the following
Lucas
Parker
Murphy
Fairview

They are small and to my knowledge not destined to hit even 30 thousand residents yet are still close enough to all the shopping and jobs in Plano, Allen Frisco etc

Rezoning within one ISD is always a possibility. Rezoning from one ISD to another ISD literally never happens. The residents of both ISD's have to vote to approve the change. You should not pass on Frisco homes zoned to Prosper ISD due to fear of changing ISD's in the future. In Texas, the I in ISD means Independent so the don't follow city or county boundaries.

Some of the newer developments going in to Frisco are being zoned to The Colony High School, like the ones around Lebanon/4th Army (and people are paying $$$ too). I believe the existing neighborhoods are staying zoned to Hebron.

We are building in Windsong, so there is one vote for Windsong.
