Hello,
I currently live in North DFW (Aubrey), I am thinking of purchasing a house in Roanoak, TX. I don't know much about this area. Seems just like most other areas with a ton of residential with large street or 2 that contain all of the shops. Where I am that would be 380/288.

Anyone have any information at all? Its is about 36 minutes from Shops at Legacy/Legacy West. 30 minutes to the heart of Dallas, and 26 minutes up to Denton.


The one thing I randomly read is the area is not pretty on the eyes. But really is any of Dallas?

Well, I think that 30 minutes to downtown Dallas is probably theoretically possible at 2:00 am on Sunday, by breaking some speed limits.

I always notice the open-skies - big sunsets when I'm near Roanoak. Also great area to 'plane watch' if you like to see lotsa big jets come/go. Still some big-fields with cows all around, but days are numbered on those . . . .
Outlying area so still small-townsy, but also high-growth area for now. Those commute times will double during rush-hours, and TRIPLE on 'race-days' at tms speedway. Pretty decent area for 'starter-home' type situation.

I would double check this. It's 36 miles from Roanoke to downtown (I tagged the Omni hotel) I would be hardpressed to make that in 30 minutes in the middle of the night, much less during a commute.

33 miles to Shops at Legacy.

A friend's son lives in Roanoke and they love it. My guess is that it wouldn't be too different for you than Aubrey.

This would not be a starter home. Just asking why would you consider this area for a Starter home? What would be a non-Starter Home area?

If those "minutes" times are for commuting, double them. No way are you getting to downtown Dallas in rush hour in 30 minutes. It has taken me over an hour to get from Southlake to the Dallas Market Center (almost to downtown) in rush hour and Roanoke is another 20 minutes up 114.

Roanoke seems like a tiny small town that is about to get gobbled up by expanding suburbs. Agree with the pp that it's probably a lot like Aubrey, but I wouldn't pick it if your goal is to get closer to downtown Dallas or Plano.

not sure the last time you did this was...but with the new tollway, that commute should be 45 mins max

The last time I drove from downtown to Southlake? October 2017. 4 months ago. It was a Friday afternoon so maybe that made a difference but it took a little over an hour with no accidents or bad weather. Just the stop-n-go.

I work from home, but my wife drives all over DFW. We do not go to Dallas specifically it was just a point of reference. Nor would I hit any of these places during rush hour unless it was required.

Overall though we would agree its not a bad place to move? No "gotchas" we can think of?

Well...from Southlake to Dallas in the morning...that's the route you were referencing, not the other way around.
The tollway allows you to bypass most traffic. There is a little hiccup on 114 getting to the tollway in grapevine (still going 50ish mph), but nothing more than a few minutes at peak traffic. And then again where 114 and 183 converge...and then you are just a couple miles from the market at that point. No way that drive is an hour.
And with no traffic or weather, that drive is 25 mins.
With that being said...you can be deep in Roanoke that probably easily adds another 10-15 minutes just to get to Southlake.


I'll agree that coming out of downtown (going anywhere) on a Friday afternoon is going to be vastly different than any other work day of the week regardless of traffic and weather conditions.
