I do wish Plano would stop building apartments. Although some are necessary, there are too many now. The traffic is worse due to the population density.
Plano's not going to stop building multi-family housing anytime soon.

There isn't enough land left to build anything in Plano. Apartments will go to towns where land is still available. If Plano gets one or two multipurpose projects, they'll be Shops @ Legacy style expensive units.

True, but Collin Creek mall will go out of business soon and that will be a patch of land to develop. Although it will likely be years before they tear down the entire building, I think.

That's one of the last good location left at 75 & 190, its going to be an expensive project, multipurpose or corporate headquarter.

Valley View Mall circled the drain for years and became (essentially) an enclosed flea market before it was finally put out of its misery...or so we thought...

It was supposed to be transformed into yet more "luxury" apartments with paper-thin walls and yet there it stands. That area looks like Sarajevo in the 90s.


I predict a similarly ignominious end for Collin Creek, which is far more vibrant even now than Valley View was 10 years ago. When it finally does go, it'll be turned into "luxury" apartments perched over 7-11s, nail salons, massage salons, and overpriced Pho takeouts just like the "luxury" apartments on the south side of Campbell just east of 75.

Collin County is experiencing an extreme boom and land near highways has turned into a precious commodity, this is a completely different situation compared to Valley View. If another recession happens then yes, it may hang in there for another decade but it looks unlikely looking at current commercial real estate market.

So you think the land between the Galleria and Preston Road just north of 635 (which includes Valley View Mall, a dead car dealership, and a garbage strip mall) doesn't constitute a "precious commodity"? You don't think developers look at that area and picture thousands of "luxury" apartments on it?

Idk about Dallas's dilemmas but as Collin Creek's old leases are approaching expiry, there has been a lot of bargaining going on between Plano and interested developers. This is one of the biggest item on mayor's agenda.

It's really kind of mysterious why that large expanse of land where Valley View Mall and nearby stuff is located, hasn't been bought up and redeveloped. There aren't many large expanses of open/underutilized land like that, so close to good areas of town and with excellent access.
