Actually. That is an ideal situation for rents to stabilize or even decrease slightly.

I’m ready for the wood-framed apartment construction to calm down in Dallas, inside 635.

Why would it calm down? The first post in this thread is from almost a year ago - the mid-count census just again showed Dallas being one of the fastest growing places in the US, and apparently all those people are going to stack into (unavailable) single family homes instead of renting apartments, so the first link suggests Dallas demand at 14k and construction at 45k. So new DFW apartments are going to go from above 90% leased to 40%? LOL. And then it has the gall to state that people are going to move from the NE to lower cost metros, which fine, true, but somehow Dallas isn't included in that? Again, LOL. I guess they are all going to move to the Rust Belt - oh wait, that's where people are moving to DFW from.

I don’t know whether wood-framed apartment construction inside 635 will or won’t calm down. And I don’t mind if it continues on in Collin County. More power to them. But here in Dallas - meaning the city of Dallas - I’m always happy to see residential high-rise construction and tired of the 3-, 4-, and 5-story wood buildings.

That’s probably where your message got lost. The mid-rise, vs high rise piece.

IDK I prefer 5 story wood framed over skyscrapers in a parking lot that a lot of taller development ends up being.

See Museum Tower for example.

If there’s a parking lot around a residential skyscraper, it’s not likely their parking lot. The highrise residential buildings provide their residents parking in their building.

No this one also has parking under it.

Height is no guarantee of good street-level development, and Dallas is particularly bad at this. Half the W's street front is a flat, barren wall.

I’ll add a clarification. No matter who might have a differing opinion, I’m sick and tired of wood-framed apartment buildings in the City of Dallas. I have as educated an opinion on the matter as anyone here. You could find my architect’s seal on the drawings for a solid number of them.
