You're welcome. Another friend on another forum brought it to my attention a few years ago.

Bear in mind I'm someone who has a strong opinion about the change to the "chained" CPI dataset in the new tax law to adjust the income tax brackets annually (very much NOT in favor), and would generally be in favor of using the consumer price index for the elderly (CPI-E) to calculate Social Security benefit changes. I'm sure you know about all those different indices, but most readers of this thread probably don't. So, I'm weird, but you were aware of that.

I still just want to keep my house over a period of time and will sell when it makes sense, which may be longer than I originally expected since New Zealand is getting all persnickety about people living there and my wife seems partial to maintaining a home base in the US at least some of the time. Probably depends on how things shake out with daughter and college when that time comes (lord willing and the creek don't rise), not on predictions about the direction of the housing market.

Real life simply does not work like that.

Oh yeah! Well what about the 400,000+ people who have managed to keep their mouths shut about the moon landing hoax for fifty years now!

The point was that not everything can be contained in an "average" data set.

By definition everything is contained in an average or averaged data set.

Well, don't know if it is softening, but latest NTREIS data (June 2019) does show drops in some areas, notably in Plano and North Dallas

With only the midpoint represented, therefore the conclusion of an average excludes everything else.

All numbers included in an averaged data set are represented even if the average/mean/midpoint is the only stated quantity.

FE......(4 + 4 + 6 + 10) = 24/4 = 6........the 4 the next 4 the 6 and the 10 in () are represented with equal weight by the closing 6.

Serger above is a physicist if I'm missing something I'll expect a correction from him.
