We are buying a home and are curious if anyone knows any good home warranty companies. Basically our seller will cover the first $600 so we might as well get something. Just curious what everyone thinks.

I would decline and get the $600 off the purchase price; if it's rolled into the mortgage it'll be several times that by the time you retire the mortgage.

If the seller won't agree to that, I have no suggestions other than not to put any additional money into it.

We just had the same offer from the seller. In all my research it appears there is no best or even very good company. They all have big swings in satisfaction.

We ended up getting a plan from FIXD because they operate differently than the other companies.

We had American Home Shield. They weren't terrible (I guess) and did replace & repair some items that failed during the year.

Any more suggestions? Old republic & Choice fidelity seem to be good based on other threads.

When we bought our house, they offered us One Guard Home Warranty. We used it a couple of times where they eventually replaced our water heater. All we had to pay for was the service call so it was worth it. When the 1 year coverage was up, we did not renew it though.

Their business model is pretty simple. Spend less on your house than you pay them each year. So it your house is needing more repairs than average maybe you get your money back. They make a profit so if you pay 750 a year they probably keep 150 on average. Suck it up and pay the repairs yourself and you avoid delay as well. You call them and then they call the repair guy......bound to be delays.

If seller is paying, get it from any of these companies. Use it for one year and decide for yourself. It wasn’t worth it for me to deal with their incompetence and gimmicks but it gives a sense of peace to new buyer, can be helpful if they are short on cash and handy man expertise.

You know, for $600 you can buy a pretty good set of tools and 3 or 4 how-to books.

Home warranty co.s are a complete joke/ scam. These co.s are out to collect premiums but without paying out claims. The seller of our recently purchased home offered a 1 yr home warranty and we have been fooling around with an oven repair for over 7 months without any resolve. We paid the $100 deductible and a service co. came out and had to order the parts- a few weeks and then a few months and now a different service co. has came out and you guessed it, parts needed to be ordered and that was well over a month ago and still no resolve. Not sure what happened to the first service co. my guess is the warranty co. gets cheap with them as well and doesn't want pay their labor rate.


Auto warranty co.s are the same way in which they are really just wanting to take in premiums but use tricks or contract wording to not pay out.


My advice is save your money and if you think there are some upcoming repairs pay the premium to yourself every year and keep the money saved- you'll come out better that way.
