Selling right now is better option. There is no way house prices gonna to be increased in dfw atleast for 2 to 3 years.

Fed is increasing interest rates. Affordability is already biggest pr0blem in dfw.

The more you wait , the more you loose.

Even rents, there are so many rental properties are vacant. You wont get good returns if u rent house.

This is my opnion. Do ur own research. Quick googling u will come to know real estate in dfw. You can also find so many recent threads on this similar topic in citi data.

Selling in the Fall has it's us and down. There are less buyers in the market, BUT there are less homes for sale as well.

Just know that Allen has slowed down a bit even in the summer. So expect at least 45 to 60 days to sell.

As far as forecasting the market, no one ever seems to be on target. The best time to sell is the best time for you personally. It does slow down a bit in the Fall, but that doesn't mean you won't find a great buyer.

To get the most amount of interest in your home, make sure you do at least the followiing"
1. Obtain professional pictures for the MLS
2. Get professional advice on staging - this makes a huge difference for both pictures and showings
3. Not only does the home need to be really neat and clean for showings, but many people don't think about smells. Make sure that the house smells great!
4. Keep the exterior immaculate as well - you want to attract people driving by.
