I am hoping this is in the right section, anytime I hear FlowerMound mention - it is almost always coupled with the local proximity of Dallas.

The town I am from has about the same crime rate as FM, perhaps a bit higher but not by much.

The household incomes seem to be about the same - 116K vs FM which is around 120+k, but this is where it gets confusing.

In my area, renting a full home will really cost you. Perhaps even $3000-$4000 monthly, but in FM I see full homes that are over about the same price - some even less!

Now I am sure if you'd compare you'd find some that are equal, yet $1700 local to me gets me a 2 bed room, barely! In perhaps a townhouse or more!

It looks affordable since I am splitting it with 2 other family members yet the incomes are just as high as my town now. I really cannot figure out if I am out of my league or if FM is just much more affordable.

The market drives prices. School district combined with local competition sets FM’s market.

Yes, the OP seems confused why pricing is lower than the home area. Short answer, the local market sets the rate. Since FM is the focus, family homes in high performing school districts are a big factor in setting the market. Doesn’t matter if prices are lower or higher than what OP is familiar with. Local market is the driver.

I'm in the flower mound area. Its a moderately affluent suburb, and with 3 adults splitting the rent you will do fine. I havent seen much there around that 1700 pricepoint. But 2500 will get you a good unit, and youd be coming in $500+ under your current location.

From the prices you are quoting, you sound as if you are currently in NYC/LA/SF or some other really expensive city. Dallas isn’t that expensive (yet)

Without knowing where you currently are, it’s impossible to explain the difference but clearly where you live rent is able to be a higher % of home value compared to rent in Flower Mound. I wouldn’t call Flower Mound in “close proximity” to Dallas. Yes, it’s a suburb but it’s a long haul to downtown. So you can’t exactly compare it to Arlington VA into DC, for example.
