This sounds like Vista Ridge Estates. If it is north of 121, it isn't zoned to Coppell ISD. And frankly it isn't worth paying that much to be zoned to Lewisville HS.

Maybe I am not creative enough to think of anywhere that will be even remotely convenient for those two commutes. I don’t envy that combination. Coppell seems more equally distant but I’ve never used those routes at rush hour.

Commuting to downtown Fort Worth from either of these areas will be HELL, as in well over an hour each way on a "normal" day. At least in Coppell, you'll have the option to drive to Grapevine, park, and take the TexRail.

Ugh. Someone needs to get a new job. I work at Legacy and a few coworkers over the years have had SO’s who work in Fort Worth. Where they lived fell into one of these two buckets:

1. Live near one office or the other. Do not attempt to split the commute. Most of these people had kids.


2. Live in North Oak Cliff and attempt to “split” the commute where each person has a 60/90 minute drive. Bonus - when you’re not working or commuting, you live in one of the most vibrant and prettiest neighborhoods in all of central Dallas.

We are currently renting in North Oak Cliff

FTB - You need a really good RE Agent you can get this info and advice from.

That home for $450 on Snowshill Trail is in the Lewisville ISD not Coppell ISD. The tax records show it's only 2485 sqft (I'd want proof of the 2774). This would not be a good investment.

You want in Coppell? Then get in Northlake Woodlands or Town Center or one of the more Classic Coppell Neighborhoods in the Coppell ISD.

Verify the schools. If you have an agent, sounds like you need a better one.

Being on the south part of Coppell puts you closer to both your destinations. Also check out Homes in the Riverchase and maybe La Villita areas. if you don't mind Carrollton FB ISD.

We are looking to buy our first home and ideally somehow split the commute - Plano/Legacy and downtown Fort Worth. We both have great jobs and neither of us see ourselves leaving soon.

We aren't opposed to Coppell, south Flower Mound, Grapevine, etc BUT we would love to remain in Dallas.

Goal is a good home with no or minimal work, a yard for our active dog, and a safe area.

We find ourselves stuck between either NW Dallas or a Coppell/Grapevine/etc. suburb...

If you want a great location with a great elementary check out 715 Arbol. Just went on the market today. Maybe slightly above your price range but just minutes to freeways.

When the kids get older move to the Burbs like most do.
