I wouldn't exactly characterize it like that. $1400 is tight, and it might need to be stretched a bit to get a single family house, but there are houses for rent near Addison in that price range:

When 95% of houses cost signficantly more than 1400 a month and most of the remaining 5% has baggage (haven't be renovated in 30 years and feed into a bottom 50% school), then me saying "1400 isn't house renting territory" is hardly a bold statement, if anything it's pretty much a given.

$1400 is more average to slightly above average territory for apartments, condo's, and townhouses. Way better quality and more school choices in that budget with those 3.

"not even close to house rent terrority for DFW" means there aren't houses for rent for that price in DFW, not that the average house is above that price or that the houses for rent at that price need updating.

are you serious? are you really going to be one of those snobs that wants to argue semantics when it's very very obvious what my point is ?

That's like me trying to say sorry you can't buy that 2014 Honda Civic for $7,000, you're not even close it's more in the 10,000 range and then you come in here and say oh well technically there's a few with salvage titles, flood damage, and worn out tires that you can get for $7,000 so yeah $7,000 in the range

I'm not ever going to use outliers to make recommendations or statements. TC budget is more ideal for condo, apartment, and townhouse

What you're missing is that the OP specifically said he didn't need anything fancy, was only going to be renting for one year, and his kid is only four years old.

This isn't an argument about semantics. "You're not even close to DFW rent house territory" simply isn't correct. There are houses in Addison and Carrollton (which the OP specifically mentioned) that are near that price range and aren't in bottom 5% school districts. If you want to say the average house is above that range, or that the nice houses are above that range, fine. But "not even close to house rent territory in DFW" isn't correct.

Btw, there's nothing snobbish about being accurate.

there's a difference between nothing fancy and a house that looks like someone sells drugs out of it

I'll reword it to your liking. 1400 is an even close to house territory unless you don't mind living in a house that's been featured in an episode of cops
