When we were in the market to buy a house back in 2018, I actually went to Castle Hills and checked out some of the houses myself. The houses that I looked at were around $400k, they were all right next to each other and the lots size was relatively small, around 5500 sq ft. After talking to the salesperson, i decided to pass.
OP, unless you absolutely have to live in the Castle Hills area, I feel like you can get more for your money if you are willing to check out houses north of 121. If you are interested in the area, you can do some research yourself. Here is the link for the castle hills community: https://castlehills.com/interactive-map
People on this forum have asked about the castle hills community before, here is the link for one of the posts that i found:
Can we buy a home in castle hills (Lewisville) (Plano: for sale, real estate)

Personally, i would do the research myself, go to the castle hills community and check out some of the houses that im interested in. I am 100% positive if you are willing to do the work yourself, some realtors are willing to give you a cut of the 3% commission that they get from the builder. Even 1% of 400k is $4k.

All I know is that the earlier Phases are zoned to Castle Hills elementary but some had major foundation issues as well especially with Phase I.
