The house we made an offer on (against 7 people) we put we wouldn’t ask for anything under $2500 to be fixed. That Won us the house. The inspection had little things someone may have asked to be fixed. It’s ludicrous.

The people who made the offer just said give us $5k. To me that was fine, easy.

We were at an impasse because the buyers wouldn't come up and we wouldn't go down. We told our agent we were prepared to relist with someone else. Buyers came up a little, we came down a little, and we signed. Buyer's bank is not requiring an appraisal.

I know we could have told the buyers no. I know we could have held out for more money. (As it is we are at over 98% of list price.)

There were reasons not to. My husband is already living and working out of state. We found a house we like in our new city. Unemployment is still scary, the riots are scary, and there is a lot of uncertainty. In the end we believed it not to be worth more time and hassle for essentially $5,000. Maybe the buyers were counting on that. However, we are still making money on our house and will have recouped what we put into it.

What's most important is that you came to a deal you could live with. Here's hoping your realtor will treat you better here on out. That was infuriating to read about.

Congratulations!!! I totally understand where you're coming from and I'm sure you and your husband are relieved. What city and state are you moving to, if you don't mind me asking?

Most Homes sell at 2-3% off the List price. If you are less than 2% than the list price you actually did pretty good and better than most.

I'm late to the party but we have the same system at our home in Farmersville we built in 2015. The attic entry is above the garage and it's a sauna up there in the summer. Go through the door to the attic above the living area where all the foam and the HVAC is located and you could sleep up there. House is just over 2500sf and our highest bill has been about $135. I'm a Realtor in the area and would appreciate the name of the inspector in case he is used by the other party to a contract. Good luck with your move!

I know moving and changing jobs is a high stress time for you and the family. We wil miss having you here contributing to the Dallas forum.
