Hi I have signed up for a highland home.

I wanted to get an opinion of how the interest rates
are for their preferred lender? Do I need to shop
on my own or they would be competitive?

You do realize it's based on a Persons personal credit history and FICO scores. Plus rate float up and down at different times of the day and week.

The only thing YOU can really compare is YOUR situation with different lenders today. I've sold hundred of Highland Homes and their lender is very competitive. Plus you throw in their "Incentives" and you won't beat their deals.

you can always sign with the builder's lender who will orginate the loan and then sell it to someone before your first payment. Then you can refinance if you want ..now days lots of zero closing refinances.

If you have good credit, go to Guardian Mortgage.

Remember that the pricing you were given may have been tied to using HHL. They also pay up to 8K in closing costs if you use HHL. I have rarely found that builder's lenders are charging higher than what any other lender does.
