Follow Turtlecreek’s advice! You can get yourself a new build in the L Streets in the mid to upper 800s and White Rock Valley for just over $1M. Many homes in the area have also been remodeled. My wife works over by Klyde Warren Park and it usually takes her 20 to 30 minutes to get to work. Try looking in the 75238 zip code.

White Rock Valley is one of the prettiest neighborhoods in all of Dallas! Hills, horses, peacocks, downtown views. If our whole lives weren’t north of the tollroad, I would have definitely given it a hard look.

This is one of my favorite homes in Dallas - guess the secret is out! It’s in D Mag this month as one of “the 10 most charming homes in Dallas.”

If it is listed with a Realtor, that factor should have been taken into consideration of pricing of the home.

What do you mean, "North of the tollroad"? It runs north and south.

That was supposed to say north OFF the tollway - ie, we’ve had offices in Addison, Plano & Frisco.

Suggest that you take a look at streets on the blocks west of Preston, between Douglas and the Tollroad. There are more reasonably priced (for the Park Cities) choices and lots of young families with children. Also consider that property taxes in HPISD are much less than for a comparably priced house in DISD.

Thank you, that's really helpful. I'm looking for the boundary map where you get HPISD schools but it's DISD city services. I don't think we'll do that, but curious what those boundaries are. Does anyone have a link?

I don't know of a link to a boundary map that shows the answer to your question. However, you can use a local realtor website to search for homes in HPISD and then filter by location to city of Dallas. We are not allowed to mention specific websites here, but I can send it to you by DM.
