For a tract home in Frisco, I think it would be way overkill to do as you propose. You will never get your return on investment and sounds like a pain. I thought the appeal of buying one of those homes was that it was an easy box? If you really wanted a more custom or modern look, there are different areas of town to focus on.

That said..if this is your dream home that you plan on living in your entire life...do what makes you happy!

Interesting topic since we have been looking at new townhomes and my wife wants an island. The U-shaped kitchen is a no-go in her mind.

Our current townhome was built in 2015 and we did a few things pertinent to this topic.
- Hardwood floors all through the first floor including kitchen and bathroom. The color is gunstock oak. We did have an area get wet near the cat's water dish, but it will survive without too much noticeable discoloration. We don't even have a tile entryway... all wood.
- The builder let us pick the locations of outlets and lighting. We had them delete the dining room hanging fixture and we only have canister lighting. This allows the dining room table to be in a flexible configuration instead of having to be centered under the fixture.
- I wanted to choose and install the backsplash myself so we got the builder to delete the backsplash. They required an extra $700 deposit so that they could install the backsplash later if we backed out. It was credited towards our closing and then I did the backsplash after we moved in.
- We kept the upstairs carpeted, thinking that we would get wood floors installed later. Now that I read this thread, I am concerned about our ability to do this.

We found it more important to be happy with the brand new house, which would be part of our transition to empty nester status. Of course, not everyone will be able to afford to ignore the potential to recoup their value, but with just the two of us, it have worked well for our needs.
