Pros and cons of both, please.

Both within 75 and DNT, so West Richardson only, not east.

JJ Pearce or Plano Senior?

Canyon Creek, but zoned to RISD vs Plano ISD?

I don't think there is a huge difference either way to be honest. I believe the property taxes will be lower in the Collin County/PISD portion (no Parkland tax, etc.), but not sure that is a big enough factor to sway any decision.

In terms of Plano Senior vs. JJ Pearce, they are both high performing schools. Plano Senior is going to have much larger graduating classes (about 1300 compared to 600 for Pearce). If there is a specific program at one or the other that is of interest that could be a factor but otherwise I don't think there is much difference in performance. Here are some stats:

Average SAT:

Pearce - 1206 (AA - 1024, His - 1075, W - 1262, Asian - 1322)
Plano Sr. - 1201 (AA - 1039, His - 1099, W - 1213, Asian - 1331)

Economic Demographics:

Pearce - 33% Economically Disadvantaged
Plano Sr. - 28% Economically Disadvantaged


Overall I would probably suggest basing the location more on the specific neighborhood/house and which one you prefer as either school is solid.

Niche data comes from users that is self-reported. The data I posted comes from the Texas TAPR reports from the Texas Education Agency. Niche will always show higher scores because users with lower test scores are less likely to report.

I like the homes in the Prairie Creek Elementary (RISD) feeder zone more, so Dallas County for me.

Junior high (North Jr high vs Wilson ) and highschool (Pearce vs Plano Senior) for both feeders are basically the same tier

Dallas county side higher property taxes but you get an elementary school that's a tier higher (canyon creek). Collin County side cheaper property taxes but a tier lower elementary school (Aldridge)

Aldridge and Canyon Creek elementary are both basically the same neighbhorhood it's just a matter of what side of the county line your on (Collin County line runs through the southern portion of the golf course).

Canyon creek South and most of Cottonwood estates will get you Canyon Creek elementary and be Dallas county

Canyon Creek North along with Praire Creek meadows will get you Aldridge and be in Collin County

The main reason why you see older West Richardson houses go for 400k+ (some of which just to tear down) is the elementary schools. Canyon creek, Prairie Creek, and Mohawk are the 3 very high tier elementary schools that all have very high demand and all have seen extensive teardowns the last few years

What's your price range? Most of this area sells pretty hot and you may not be able to be picky.

It's a hot area for the reason you are buying there.

I just bought a house in the area! We don't have kids yet but will be zoned to Aldridge and someone made a comment about Aldridge being less-than because of a few apartments in the area, so now I just wanted to read more about the different perceptions and rankings of the two areas.

There's very few kids from the apartments that attend aldridge so that has absolutely nothing to do with it.

Aldridge is a solid elementary school it's just surrounded by 2 elementary schools (Praire Creek and Canyon Creek) that are both top 3% in the nation so of course it's labeled as "not as good".

Collin county on the East side of 75 has 2 very nice neighbhors of Sherrill Park Golf Course and Crowley Park. Plano ISD never built Crowley elementary school (which was promised in the original building charter) so Alridge has a good amount of transfers from both of those neighbhorhoods since it's a guranteed transfer
