If your realtor was able to get a lot of showings in the first two weeks it is not the listing agents fault that buyers are not coming to see your house now. Now I DO recommend a Realtors Open House/Luncheon. This DOES work as do open houses. If several in the neighborhood are having an open house why not do it the same day. Gives buyers a nice break on mileage and gas as they can see multiple houses all in one stop almost. This weekend would not be a good weekend though w/ Mothers Day. The rest of the month is going to be spotty as well with all of the high school graduations going along as well as tons of year end stuff (dance recitals, school functions, banquets, etc).
Thanks "Mother of two DFW". I will ask agent on Open House.... If he does not suggest that then I may do it myself holding bear bottle in my hand.....(yeah! I know you will buy from me....

Of course, we are offering buyer's agent comission 3%. I was thinking even raising it further to give incentive to bring a 'BUYER'. Several folks told me NOT to do so as it will not make much of a difference as 'buyers buy houses and pay for it and not agent'....But I lean towards, if I really need to sell then do whatever it takes....

When I sold in Allen, we negotiated the fridge and the front loading washer/dryer. This really made a difference to the buyer.

I disagree that Open Houses are effective. Ten years ago maybe, but today buyers aren't driving neighborhoods looking at homes. They are on the internet saving time & money.

A open house is no longer safe in many cases. You have strangers walking through your home without an agent. Notice how few "Open House" signs you see out nowadays? Very Few. If you have an open house be sure & lock up your valuables and prescription drugs.

Post your MLS number and let us see how it's advertised if you'd like.

I agree with Rakin that open houses don't work here as they do in other markets or as they did before. Today they are simply a lead generation for agents. Seasoned agents don't even do the open house themselves, they have rookie agents from their office do it so they can pick up a buyer or 2...

In 15 years in Real Esate I have not seen a single house sell because of an open house. There was an instance where people come back when there is an open house, but they likedly saw it with an agent before.

Usually the curious neighbors are the ones that stop by to check it out then you have the people driving around in the heat and they want some AC and a drink...

Not a very safe marketing technique either. If people come in as a group of 3 or 4 and they go in different directions of the house, the Realtor cannot get a handle on the situation and you may end up with "things" missing... or a great way to scope the house.

I won't even go into the horror stories about Realtors safety, male or female.

We have 2 homes recently that had been on the market awhile in hard to sell areas. On both homes, the seller made a price adjustment and increased the buyers agent commission to 3.5%

When we had a showing we called the agent to make sure they knew of the additional $$$.

Don't know if it was the price adjustmet or the additional money but we got contracts on the house within a week on both homes.

Doesn't hurt to try, you can always reduce it back if you don't see results.

If you want to give any type of incentive, I suggest that you offer it to the buyer not to the agent. An agent can only bring the buyer to look at the house and only the buyer will make the ultimate decision and may be offering to pay 3K of the buyers closing costs could be enough to tilt the balance in your favor.... Just make sure that your agent includes it in the "public remarks" so it will appear on the advertising sites.

Nope, two sold by me thru an open house. One of them had a TON of traffic and they were not nosey neighbors either (the owner and I were sitting out front on my porch during the open house). They CAN be effective and you are correct that not many are held nowadays like they were 10 years ago.

I've known realtors that have been attacked in an open house and do agree they are not always safe. BUT, a Realtors Open House Luncheon is a totally different ballgame. This is for the REALTORS in the area to come thru the house and get a "free lunch" and a look at a house in the area for sale. Then they can go back to their clients and recommend they look at it. Or if they get a call in a few weeks and the new clients needs fit the bill of the house they recently saw on tour or at a luncheon. These are still done and can be effective. I remember the days when realtors used to do previews a few days before they actually showed the clients. I'd imagine sellers would go beserk over that nowadays.

I agree with momof2 as far as Realtors open house. And I also say that offering a buyer's agent a little more incentive is a great idea too. I know it shouldn't be the case but in a buyer's market with tons of inventory many agents will bypass a listing that is offering a really low commission to them like 2%. Since you are offering a competitive commission, then if you have your agent add a bonus ($2000 or increase it to 3.5%) to the info in the MLS that only agents can see I'm willing to bet your traffic picks up.

It's true the agent isn't buying the house, but they sure can lead the horse to the water.

Open houses are like the lottery. Most times you lose but every once in a while you hit the jackpot. I know a Veteran Realtor that let a rookie agent hold an open house for a $800,000 listing. Buyer came through without an Agent, came back two more times and bingo rookie agent hit the jackpot!

Well, this weekend, 1 showing and they came back Sunday to take a second look....let's see what/if anything we hear back. Call the agent to see what they up to? We will do that. But the best feedback I consider, would probably be a 'nice' contract......

Any ideas to market the property on the internet OTHER THAN listed in real estate marketing 101 i,e MLS/Realtor.com/Craigslist??? Please share you 'true' experiences on other sites....
