does anyone know of any developments around plano in the 400k range for 4k sq ft that do not have PID, MUD tax and low HOA?

You’re not getting new construction for $100 a square foot in Plano or really anywhere nice in the Dallas area. Expect to pay 2-3x that.

There may be some starter home builders in that price range in parts of South Dallas or East Fort Worth. Otherwise you’re gonna have to drive way out on the fringes of the metro to find those prices and it will be builder basic low quality finishes.

I would question $100/sq. ft. most anywhere in the US right now, quite frankly.

I didn't say $400,000 on the dot. I said range meaning 400,000 -> 499,999. and i didn't say *in* plano , i actually said "around"

I did a search in the MLS and your new homes don't exist and all but 1 of your pre-existing homes are under contract.

You need to find a good agent in the area you seek who can help you get educated, move swiftly and make good offers.

And when a Builder says "From" or "Starting At" don't believe it. And low or no HOA's are pretty much on older homes only. New subdivisions really get you for those HOA fees.

Uh, just admit you are wrong.


Your links for new construction are both over 400k. Those are base model prices with ZERO options and the cheapest lot they have, which may or may not be available. Your second link would go for over $500k easy. The first one will go for $450k with a minimum of options. That's basically just adding granite countertops probably.


Second, your first link, the home is in CELINA. That is nowhere near Plano by any stretch of the imagination. The second, is in Prosper. I live in Prosper. It's 20 minutes to the border of Plano for us, and depending on where you live in Prosper, could be even longer, by far. Near Plano would be parts of Frisco, McKinney, Allen, Richardson, etc. Your links for Melissa, Rowlett, etc are not considered near Plano. You have to pass completely through another city before you hit Plano's borders. Even your Frisco link is far north Frisco... It's a tossup whether it's closer to Prosper's downtown than it is to Frisco's.

yes, doesn't that mean that they sold OR in process of closing, at the range of 400k (means 400,001 -> 499,999) , as I had originally suggested?

PID and MUD taxes are news to me. Always good to learn something new from this forum.
It seems these type are taxes are only in some new master planned communities which usually have high HOA? Doesn't seem to be common. At least not around Plano.

That's because Plano has largely been built out for years now and the infrastructure is already there. PID/MUDs are a way for cities to pass on the development/infrastructure costs to the homeowners that will live there.
