We just received our first appraisal and want to protest it. There are numerous firm's that take care of it for you but don't know any of them and reviews are mixed on some. Has anyone ever used a company like Texas Tax Protest or O'Connor Property tax reduction?

I have always protested on my own.

Yes better luck that way. Get your Realtor to run comps and use that to protest your taxes.

Whatever you do - MAKE SURE YOU DO IT EVERY YEAR.

One of my fraternity brothers from college lives a block over. His home is 800 sf smaller, lot is 1/2 as large (.28ac vs .56 ac). Otherwise similar quality, desirability, etc. The Assessor values his home almost $100k higher because he's never protested since he bought in 2006, and I do it every year. These amounts compound, so even if you can hold down the rate of increase per year, you'll be in much better shape than someone who doesn't consistently protest.

Yeah, it feels you just have to push it. So my new construction house was originally appraised $16k higher than the purchase price ( I didn't disclose in survey), so I protested on line myself and showed the HUD-1, 30 min later, I got an offer lowering by $9k, I rejected immediately and set up official hearing, then 10 minutes later, I got a call from CAD, saying they agreed on the purchase price.
I was like, man, why you even offered to lowered by only $9k first, can't you just agree to my proposal of purchase price first time? you have to play tricks on me?

Now I feel I should have push even more to below purchase price, I just am lazy to do more research, so I settled.

You'll have a very hard time getting it below purchase price. By definition, market value is what you pay for something at a given time. Believe me, I tried!

Is it possible to protest and the county actually raises the value of your home? Or at worst will they leave it the same? Thank you.

Yes, this has happened more times than you would think...

It also happens in Arbitration Hearings when a property owner moves forward continuing to try to fight. I've raised people's values multiple times over the years.

SB2 passed in the 2019 legislative session prevents the appraisal district or ARB from being allowed to increase the value of a property protested informally or formally.
