It's not 2008 anymore. I drive by there frequently and haven't smelled anything in ages.

The more likely culprit is the Fort Worth Water Reclamation facility off NW Green Oaks, north of 30 - that smell will make you turn green some days, but that's a good three miles away.

How about the stadium area; it does not see far-north, but has quite a few shopping and business areas.

It's not the safest area.

How is the housing demand in Arlington? There are a lot of older neighborhoods that look really nice and are affordable. I'm wondering if they are in crazy high demand like in the Dallas part of the metroplex.

ALL of the metroplex housing is in high demand. The only exceptions would be very high crime areas, which Arlington is not.

I am watching 76016 and 76017 (in the Martin HS attendance zone) very closely right now as I am getting ready to update a house in that zone. Things are going multi offer and pending quickly BUT prices are still incredibly reasonable for the quality and size of homes available.

I'm concerned about moving back to DFW for this reason. Salaries just aren't keeping up with the cost of housing and it seems to be getting worse. I'm currently living in Chicago and every company I've interviewed for in DFW has tried offering me a salary that's $5-10K lower and they say that it's because DFW has a lower cost of living than Chicago and I'm not sure that it's true anymore.

The apartment I lived in Arlington was $885/mo in rent in 2017 and now the same unit is renting for $1150. Meanwhile in Chicago I pay $1300/mo for a 3br that's 3mi from downtown. My SO and I share a car but in TX we would need two cars.

Houses that were selling in the zips I’m watching that were $225K in 2019 are est selling about $290K now. With mortgage at 3.5% interest for 30 years, do the math. Interest rates about 1 point lower now than a couple of years ago. Still very reasonable. Taxes are the really killer in TX. Car licensing and taxes are also pretty reasonable in DFW compared to other places. Oh, but those property taxes!

Why a DFW demand? I though people were leaving cities and going rural.

Nope. They're leaving other cities and moving to DFW. Where do you live and how much experience do you have with DFW?
