We are considering buying a home in the general area of Royal/Skillman/Audelia south of I-635 in NE Dallas. The home and the community it's in are nice enough, but the areas immediately surrounding it appear to be sketchy enough to give us some pause. What is crime like in that general area?

One I cannot name on this site.....lol. Google "Dallas Crime Heat Map" and it is the first one on the list in Beta. It seems to be fairly accurate and up to date as a crime we called DPD on was added to the site within a few days.

Well, not completely hopeless... Seems to compare favorably with some other areas we've considered - downtown Dallas, Uptown and Cedar Springs/Oak Lawn, etc. at least as far as the color-coding goes.

True. Any downtown area will have a high crime rating along with places filled with a night life(Cedar Springs). I don't know how that compares to the area you are looking in. I would say, and I think many on this board would agree that out of the 3 places you list, OakLawn is probably the most desirable by a pretty far margine.

That is not an area where I would purchase a home. Too sketchy for me comfort zone.

I would strongly advise against buying any Multi-family housing in that area. The single family neighborhoods are ok but the apartments / duplexes/ townhomes attract people whom you would probably not want to have as neighbors.

Man, that's heart breaking to hear! It's definitely not a primo area to be sure, but the home itself and setting are just about exactly what we are looking for. We're just not sure about paying such a premium to live in some of the more over-priced (IMO) areas. We're going to drive by again this weekend to try to gauge what the community itself feels like when people are out & about.

Condos and townhomes experience such small rates of appreciation in value that it's risky to purchase outside the high demand / premium priced areas like uptown or HPISD.
In that area, you're already at risk with crime and less desirable public schools (Forest "Ghetto" Meadow )....it may be a nice place but you're climbing an uphill battle loooking at long-term values. The Multi family complexes have really changed Lake Highlands for the worse in the last 10 years- and the trend continues. Aside from the choice public elementary schools in the southern parts of LH, the schools are getting worse and the demographics are getting lower income / less educated. Not a winning combo.
I would bet on less expensive East Dallas neighborhoods like Lochwood, Old Lake Highlands, and Casa View continuing their upward momentum before the greater LH / NE Dallas turns around
