I guess Tyler TX is a hot spot too, and its surrounding bedroom communities because the market is crazy here too! But yes, Austin is crazier - and their traffic is horrible, worse than Dallas and way worse than Tyler.

Thanks for this. Hopefully it will end this discussion of "not having any data" supporting the rise in pricing.


Very interesting to see that Grayson county's increase in median sales price outpaced Collin county... I would say a longer timeframe is needed to be sure, but it follows what I've seen, people are being priced out of Collin and as the growth continues to spread north, Grayson is starting to heat up.

.9 months means no inventory. They are selling as they hit the market unless they are real dogs.

Normal balanced inventory is 5 months.

An agent and Seller are not wise to do a deal before it hits the market. Best for the seller to put it on the market in the MLS, get multiple offers and let the Buyers compete against each other. That's why you see most listings with a 4-6 DOM time frame when they go under contract.

With our house, we had several people begging us to allow them to make an off-market purchase. Our agent advised against it, and said we would likely be selling ourselves short. We did a Coming Soon on Monday, listed on Thursday evening, showed from Friday at noon until Sunday at 6, and deadline for offers was Monday at 10 AM. We ended up with 12 offers from the 35 showings over the weekend!

On the rural property we are purchasing, we were literally the first people to see it. It hit the market Saturday morning at 8 AM, and we were there to see it at 10. We had our offer submitted that evening, and the sellers chose our offer on Tuesday at noon.

According to the Texas A&M Real Estate Center report for April, new SFH listings are down 3k from the peak 15,306 on May 2019. If we get back up to 15k this year, I am going shopping.
