And not so great other stats as well.

Commute wise yes, Richardson very good, school decent enough at the max. Telling excellent, fantastic might not be correct.
That’s not accurate.. I have posted the details before, but if you control for demographics, Pearce outperforms the vast majority of schools in DFW in terms of SAT scores (not necessarily a measure of educational quality, but at least an indication of college readiness and college acceptance). As an example, if you just look at non Economically Disadvantaged White Students (still the largest demographic group in most suburban High Schools), Pearce students have higher average SAT than Allen, Frisco, Lovejoy, Prosper, etc., and just behind Carroll, Coppell, Plano, etc.

I don’t have any personal connection to the area, but I have been looking at school performance for a while and Pearce consistently performs at a high level and that hasn’t changed over the years.

Does it though? I remember a thread on here not too long ago in which Richardson ISD boosters were pretty much in agreement that Richardson High School had either surpassed Pearce or was close to doing so.

I think Richardson HS pretty much matches Pearce and Lake Highlands does as well. In the context of this thread, it is a good point that areas zoned to Richardson HS should be looked at as well.

Agreed. I zeroed in on Pearce with OP’s $750k budget and assuming he wants something bigger / nicer given that they were looking in Allen, Frisco, etc. Richardson HS would be another good suggestion. LH too far east for commute to Legacy.

Assuming OP is white and not low income: Pearce has the fifth highest college readiness rate (that’s the number of kids who score 1100+ on the SAT) in the region. That’s out of over 200 traditional public high schools in the area. LH is 9th and Richardson HS is 13th.

What I see is many people have a bias for being around the biggest number of white people- even if the kids don’t do very well. So Allen, with barely over 50% of the white kids scoring college ready gets lots of attention and Pearce doesn’t. Allen has the most white kids in total- Pearce is farther down the list. The houses in Pearce are also smaller, older, and more expensive. But a white kid at Pearce is significantly more likely to be college ready- and you can see that in the college matriculation list.

JJ Pearce feeder would be good commute and good schools. This would be the 3 regions that would be in your budget for that feeder.

1. The reservation (Mohawk elementary). Across the street from JJP. Houses in the Northern half of this year are late 1970s so there decent size (most are in the 2300-2900sq ft range). Example of house in this area https://www.zillow.com/homedetails/1...27168398_zpid/

2. Canyon Creek elementary (east of UT Dallas). Houses are mostly early to mid 60s. Amazing elementary school that borders a country club. Cheaper than the reservation (since the average house is smaller) so your budget would get a larger house for this region. Recent houses that are higher priced for that area

3. Praire Creek elementary. Most expense neighborhood in Richardson and the highest rated elementary school. Tons of tear down activity. Only neighborhood where your budget won't go super far (700k range is like an average original house that may or may not need work). Houses get cheaper the closer you get to campbell road
