Hi

We are looking at houses in Lakes of Prosper and surrounding areas. Visited a house bang in front of the track, maybe 200m away. How big of an issue is this?

How frequent are the trains on this track? Are there any overpasses that help?
Is the noise pollution considerable?

Thats the Burlington Northern Santa Fe (BNSF) rail line. Trains run multiple times daily ( ~10 trains) . They're loud and very long.
South by Frisco and Carrollton there is a "Quiet Zone" rule so trains usually don't blow the horn. You should check if Prosper has the same rule.

The problem with the train in Prosper is that 2-3 times every week the train just stops on the tracks right at Frontier and Prosper Trail crossings and it stays stopped for 30-45 mins. YOu have no choice but to back your car up and drive down to 380.

The whole situation is absurd.

I called the BNSF people to see if they could give me a schedule or rough estimate of when the train stops like that.

The first thing they told me was "we dont know"

I called back later and they said "we can't tell you that because it's a national security matter"

You need to understand that the freight rail companies have ALL the power. They can get away with pretty much anything. The citizenry has little leverage, other than working to get quiet zones designated. Blocking streets is just something they get to do, their negative mobility impacts aren't much of a concern unless a major client complains.

Thats correct. There are no public schedules but the line is heavily used...

FWIW trains can be seen as early as 6 am.

Funny how people build houses near train tracks, sewage treatment plants, junk yards, city dumps then complain about trains, sewage and the dump.

It's like the people who built against DFW Airport over the last 10 years and now complain about Airplane traffic and noise.

Train noise is something that people love to worry and warn about and it's a huge non-issue. You get used to it in days. Years ago, I lived 100 yards from UP tracks with multiple trains rolling by every night at full speed. It didn't wake me after the first week.

This is generally true for the noise of the moving train itself. However, there are some negative aspects of non-quiet-zone crossings, due to whistle blowing, that do restrict the residential customer appeal.
