I would not know from any recent personal experience, but I have not heard that, at least not for all schools. I have heard quite the opposite for some of them. It only makes sense that it would vary by school given that there are so many.

I don't know about Celina, but they have been seeing massive increases as well. Newer than 2005? Again, I don't see that either comparing values on houses that are in the 30 year old range. There are some newer houses in much worse condition than some older houses that have been updated. This is definitely not the case in Plano where hardly any detached houses in decent neighborhoods are less than 30 years old.

Nothing you've said seems to be true in general based on what I've read and heard, but I do wonder about that "close to highways" bit. I never cease to be amazed how much people pay to live in these developments that back right up to busy roads and major highways, still even farther away, often with little privacy. They have no problem with total dependence on dangerous, clogged highways like 380 or 75 to go anywhere, let alone the noise they bring. This would be a newer phenomenon, but it does seem to fit to some extent.

Newer than 2005 is meant for McKinney and not places like Plano where people buy because of school and location.

Would you send your kids to top 20% school or top 10% school. It's as simple as that.

House size, value and features come second after school for most.

Even if you don't care about school, the value in your neighborhood are determined by the school quality and demand from parents to buy those houses.

People who don't care about school and look at Little Elm vs McKinney will pick Little Elm due to location to other cities / jobs.

Folks who don't care about school or location (No kids / Remote workers) and simply wanted new builds / affordability picked the locations you mentioned.

Your statement about Little Elm could not be farther from the truth. It is MUCH farther and more inconvenient from jobs and other cities than established areas of McKinney.

Not all schools are consistent.
McKinney Boyd High School ranks better than 91.1% of high schools in Texas.

If I were a parent and had the money, I would likely look for a private Christian school. I couldn't care less about these rankings. I think parents nitpicking those numbers and silly "ratings" are all nuts. It's typically going to be about the kids, not the school. I do realize though there are lots of nuts out there, perhaps the majority.

You have not explained why cities like Melissa and Celina would still be more expensive than or even equal to McKinney.

Year built doesn't seem to hold water either. Looking at listings and days on market, there is not a correlation. There IS a correlation in how well the houses have been updated and maintained, and this is what my real estate agent has told me. However, that doesn't seem to matter in some neighborhoods. Besides, new houses in McKinney are still cheaper in many cases than similar ones are in other cities including Melissa.

McKinney would only be faster to say DFW airport if you used the toll roads. Living in McKinney and going to Grapevine, Arlington or DFW Airport would cost more and take longer than living in Little Elm using free roads.

School ranking is based on many thing including test scores. I want to send my kid to a school that consistently has higher test scores than ones available in McKinney ISD.

Private school cost money and so does toll road. Time is money and folks prefer location closer to highways and top notch public schools. I would rather pay more for a house with better location and schools then live deep in McKinney and spend for a private school on the other side of town.

Folks want renovated houses like your realtor mentioned or houses that have energy efficient feature you will see in the newer builds. The reason I said 2005 or newer since those houses would have energy efficiency features along with granite/quartz, hardwood, ethernet wiring, etc.

You will see a bidding war for houses that have pools, good schools/location, renovations or recent build in the last 10 - 15 years.

Older homes means less energy efficiency and possibly more wear and tear / items to maintain / replace.

Anna, Melissa and Celina have shot up because they were still cheap compared to Frisco, Allen, Plano, Prosper or McKinney.

Someone who prioritized airport access would be foolish to consider either Little Elm or McKinney. McKinney is still closer to more employers for regular commuting. Once again, you look at "ISD." There are many schools that differ as I have shown. Like I said, people who are nitpicking things like test scores across an entire district with dozens of schools are absolutely nuts. That would not factor in for me at any level even if I had kids.

And once again, you never did explain why Celina, Anna, and Melissa would now be more expensive than McKinney. A new build in McKinney will be cheaper than a similar new build in those cities.

Some people may feel as you do, but I don't see any evidence of that being a logical explanation.
