Thinking to move to Plano or Richardson area. The house we may buy is going to be around 250K. How much tax we will pay yearly on the houses valued at 250K? Texas has no income tax. But real estate tax in TX may cost more money than what saved on state income tax. Thanks. John

it varies depending on the appraisaed tax values and the tax zones (school, city, county, hospital, college, and any special zones) that you live in
you can check the county appriasal boards to get the tax rates for pretty much any address in the county--check houses on MLS sites and then look up the address at the county appraisal site
you can get discount on value if you file a homestead exemption
you also get discount in some areas if you are disabled or senior citizen

Tarrant Appraisal District is for Tarrant co--not Richardson or Plano

Dallas Central Appraisal District for Dallas county

Central Appraisal District of Collin County (http://www.collincad.org/default.html - broken link) for Collin County

As a general rule of thumb, you can use 2.6% of the purchase price as your tax rate. That number should err slightly on the side of caution - so it a good budgeting number.

I heard reat estate tax rate is around 5-6%, depending what part of DFW area you live in.

Well, you shouldn't automatically believe what people tell you.

The fact that you're soliciting second opinions in this forum is a positive step.

Where I live, in Savannah, Texas, my property tax for a $170,000 house is $3,400. That comes out to about 2%. Savannah is not a city, just a freshwater district, with some functions that a municipality provides, so the taxes are less. My checking account doesn't care, however.

I live in Dallas and my rate comes out to about 2.1% when I take into account my homestead exemption.

Loves2read gave you some great sites but almost all of DFW is between 2 and 3%, so $5000 to $7500 annually. Keep in mind that the tax is deductible for federal taxes if you itemize. Here is an actual list I found. So for example, not taking into account the homestead exemption, your tax would be $5336 in HP and $7550 in Ft. Worth. Even adjacent cities can have huge disparities so it is worth comparing when you are shopping cities. For example, Flower Mound is almost .6 less than Coppell or almost $1500 annually. I'm not commenting on the value of services received for the additional taxes paid, just that it definitely does cost more.
