Oklahoma might be cheaper if you do not have to go to an office near Dallas everyday. Depending on where my children land I could see us looking at Oklahoma or East Texas for a retirement home in 10-12 years.

That's about the size of it. The only thing even planned there is more housing. The roads are such a mess, it's a wonder people can get anywhere. Neither Celina nor Prosper currently have anything at all to offer that several much cheaper areas don't also have. It's flat and treeless all over.

That high school/stadium between Prosper and Celina has got to be the most hideous eyesore imaginable, but evidently it's a big draw. You could not pay me to live near that monstrosity.

If the home prices aren't enough, just look at the property taxes. MUDs and PIDs on virtually every house, and I've heard from many people that Celina has significantly higher utility bills than other cities, though I cannot vouch for the accuracy of that statement.

Melissa is another one that has gone wild for no reason whatsoever. It's uglier still, downright creepy, yet priced about the same as Frisco and possibly even more than Celina. I guess it makes perfect sense that wealthy people would be drawn to live near a garbage dump (which you can smell at times), a Buc-ees, and a bunch of old run-down liquor stores.

I see the same thing around Rockwall and Fate. It makes no sense. It seems the wealthiest people have the poorest taste.

Beer taste on a champagne budget is really a thing now.

The OP said $200 per square foot, not $200K.

And that $200 per square foot is only going to be on larger two-story houses. Two story homes cost and appreciate less per square foot.

I never cease to be amazed at how people complaining about recent price increases only look to the most popular, newest, and most expensive zip codes in all of north Texas as though it's the same all over.
