Historically yes, and yeah if you buy a townhome in the middle of a subdivision full of SFHs you're probably not going to see much appreciation. I have a hard time believing that they won't see a decent amount of appreciation in a good location - you're not going to see depreciating townhomes in Knox-Henderson.

And do you think Main Street Arlington (what we are talking about) is more likely to see Knox-Henderson appreciation levels, or townhome in suburbia appreciation levels?? Especially when the Arlington city jail is across the street…

I hear what you're saying about slow appreciation and that is concerning. But if I keep it for a while, that really won't matter. As far as the noisy neighbors, I'm hoping me calling the cops on them enough and complaining to the HOA would remedy any noisy neighbor problems. The cop station is literally across the street.

If I met a special lady and we got a place together, I would consider keeping this as a rental property. I don't think I'd ever have an issue finding tenants. Only down side is I would be unable to use my VA home loan again while still having a mortgage on the townhome. Hopefully, me and the future wifey can get good conventional loan terms.
There is an LA Fitness about a mile away on Road to Six Flags and Center St.

The UTA gym is for students/staff only, but guest memberships are available if you know someone going there ($10) and the gym is supposedly very impressive (have a family member that uses it). I'm a bit confused on why you wouldn't just choose the Viridian community if you really want to be in this area. It has townhomes, places to meet/hang with people at (pool, volleyball, tennis, walking trails) and a gym, but I think it's in the 55+ community center so probably not finding many potential matches their. It should be a similar price.
There is a LA Fitness along with Fitness nation and 24 hour fitness within a 10 minute drive of Main 7.

I wouldn't rely on the Arlington cops. They suck. Several years ago, when I was living in Dalworthington Gardens, someone was casing my neighborhood and some others in Arlington. They had already hit multiple neighborhoods in Arlington without getting caught. DWG cops were the ones who caught the guy, not Arlington cops because DWG cops were the ones who made the effort to have a stakeout. When the police checked out the room he was staying in, they saw bags of gold jewelry.

Viridian will have a better return on investment and much better amenities.

OP here. A guy mentioned today I should not worry too much about traffic if I choose to buy in Dallas. Considering that I work in Fort Worth, I would be going against traffic. Most folks will be going to Dallas from Fort Worth/Arlington; I'll be going to Fort Worth from Dallas. Is this accurate; would I have the road to myself. I'm just trying to get a sense of it all.

It's not as bad of a commute as going into Dallas is, but don't kid yourself, you're still going to be in traffic. That advice was accurate 10+ years ago, not anymore.
