What's the deal with all of the donut shops in this area? There are so many! Most just have a sign that says DONUT and are in run down strip centers. I barely ever see customers going in there. Money laundering maybe?

Yeah, I think it's likely money laundering. Similar to all the Smoke Shops around NYC or Gristedes

Dentist also. Car washes seem to be popping up all over also

Money laundering? LOL. Donut shops are only open from like 5am to Noon - that's why you don't see much activity. There are lots of Asian immigrants in DFW interested in running their own business, and donut shops have low capital outlays to open and low barriers to entry to learn to cook donuts, and people don't travel to get donuts. They buy right in their neighborhoods on the way to work.


Also there are lots of rundown strip centers all over DFW, and they don't charge much in rent.

The Shipley's near me always has a ton of people in the morning. The drive-thru line is practically running out into the road. The placed called DONUT never has a car in the parking lot.

Shipley's Do-Nuts is a corporate owned chain (like Dunkin or Krispy Kreme) that has far more capital than most local shops. That being said the one nearest to me was in a run-down strip center for about 25 years before it moved closer to US75.

There are Shipley's in Dallas now? I survived a number of times on day-olds from Shipley's and Carling's Black Label at $1.99/6, back in Houston days.

As a side note, Shipley (no 's) is planning to build a fancy new donut palace HQ on the Gulf Freeway in Houston near UH. Should be cool!

I also want to point that that drive-thrus are not indicative of 'booming business' unless you are a retail or traffic consultant watching them for multiple days due to amount of space cars take up vs the average purchase price. At a donut shop's price point, that 'line of cars' you see as you pass by is probably not much more than $100 in sales.
