Where can I find information on upcoming or ongoing new builds in Frisco, Plano area? For example, I saw Frisco Grove future development sign but does anyone know when does development start..how could one go about getting more information and more importantly plan ahead if looking to have a new house build in next couple of years?

Mentioned The Grove Frisco just as an example, looking for any other similar situations in the area where either current new builds are available or planned in the near/far future?

Lexington Parks is another one coming up soon. Landon (south asian favorite) and Toll brothers (good quality but overpriced imo) are building there.

Either you have a realtor who's an expert in this area OR you simply drive around and knock the door of each builder to make sure you're on their waiting list and then simply follow up with them regularly.

Probably you will look at $300/sq ft or above for new builds in Frisco. I know it sounds super expensive but builders are seeing enough demand to sell at this level so buyers have to pay price or look for alternatives.

I think you probably just have to drive around.
New builds in Plano that I'm aware of:
University Crossing (technically Dallas/Richardson), but it's a right across the street from Plano on Coit Road.
Heritage Creekside (south central Plano)
Tiny number of homes on Plano Parkway/Rockcliff St
Preston Rd & Tulane (Megatel)

$1m+ on Legacy West/Normandy Estates

Downtown Plano (various streets).

East Plano - G Bush and North Star/Shiloh

Think it’s called Cypress Springs in Plano, only a few streets so very tight area but actively selling and building right now. Corner of Ohio and Lorimar. Mid-3,000 square feet listing for just north of 800k, who knows what they’re actually going for but they don’t sit.

I've seen Lexington Parks and there seems to be lot of construction going on there. Is there a website where one could go for more info on what are the different builders in the area and what their quality is?

Interesting you say that. I was at a showing (as a potential buyer) in Frisco and the realtor said the same thing that people generally think that they will save money by directly buying from the builders but sometimes the agent has a relationship and can negotiate a better deal or may get some additional features for low cost or something.

What would be considered as reasonable albeit inflated per square foot cost for an existing home vs new construction in Plano or Frisco area? 4+ bed room, over 4000 square feet. I see around $250 easily in the listings.

Thank you for your reply. Let me take a look at those. What do you think of buying existing home vs new construction given the current state of the market? Either way it looks inflated prices. New construction won't be ready for another year or more. Also does one need money to be put on the list (waiting)? I thought it was simply email list of something and no money needed at this stage.

Thank you Plano Dude (dood)! :-) For some reason, I couldn't see it on Zillow. May I ask for more info on how to see on any of the property search sites (zillow, red fin)..I see that there're existing houses but didn't see new construction?

I would 1st drive around and note down list of all new properties and then google for more info. If builder has a model home, then try to knock the door.

Toll and Landon both have this community listed on their site. I've heard Landon started their pre-sale already, but have a crazy wait list.

No full time realtor would suggest you to not use their service. I built my last home in Frisco thru the builder directly and used a cash back realtor with no representation. I still negotiated with the builder and got what I was looking for in the end.

There's no clear answer to this. It depends on community location, builder, age of the home, lot size, sq ft, bed/bath count, community amenities. Recent sales in that community with CMA data will be your best friend to give you more clear picture of price per sq ft of nearby existing home on sale.

See this house and the street around it. One of two listed right now. Enclave is called Cyprus Villas as I drive by it regularly.

Most builders are only selling inventory and only when it is within a few months of completion. Many can no longer manage wait lists and just take bids on inventory or take the first person to respond when inventory comes up.

I don't think you'll find new construction in Plano, at least not anything that isn't under contract. For better odds on new construction, you will need to look far to the northeast and northwest, and even that is going to be inventory only and difficult to get.

Your best odds wherever you want to live will be an existing house. You will have to go through bidding wars, but at least there will be properties to bid on.

Plano tends to be more affordable east of Coit Road. However, for better pricing and availability and to get a nicer home for the money, you could consider west McKinney which is close to both Frisco and Plano. Toll Brothers is selling new construction here in Stonebridge.
