A different idea slightly outside the range you mentioned but is still only 10 minutes to downtown...would be near the intersection of Lovers and Inwood. There is a lot to walk to near there. The zip code is 75209 and it is at the intersection of several neighborhoods, including greenway crest, Devonshire, and briarwood. Not all parts of these neighborhoods are walkable...only if you live really close to the intersection of Lovers and Inwood. Lots of kids in the area, close to downtown, and lots to walk too.

Here is one of my favorites currently available. 5 min walk to many restaurants, shops, services, groceries, etc.

Great suggestion!

Kind of working from north to south, it includes the neighborhoods of Greenland Hills (M Streets), Vickery Place, and Cochran Heights. They are the neighborhoods that are on the west side (closer to 75) along Lower Greenville. Cochran Heights is just south of Henderson but is small, very walkable SFH & townhome neighborhood- mix of charming historic homes & some new construction.

I just saw your post calling the family bohemian- they might also like to look deeper into Old East Dallas or even southeast of the lake. Little Forest Hills is a funky boho neighborhood by the Arboretum - walkable to Casa Linda shops & all the White Rock nature / bike trails. Lots of artists & creatives live there. Forest Hills is next door with bigger houses & lots. On the west side of the lake, Junius Heights is a family neighborhood that also runs a little more boho/crunchy than Lakewood or M Streets. Junius Heights would be 10 minutes to downtown via surface roads. LFH / FH more like 15 minutes.

- Lower Greenville/M Streets (Areas that feed into Mockingbird Elementary and Geneva Heights ES) - lots of beautiful tudors homes. Very walkable (by Dallas standards)
- Knox Henderson -- there are a few SFH and townhouses in this area
- Historic districts in Old EastDallas of Swiss, Munger Place, and Junius Heights(75214) - all are 10 minutes to downtown on side streets. Hollywood Heights as well although that's a little farther East
- Townhomes by Farmers Market
- Katy Trail/Oak Lawn area - there are actually a few SFH nestled in the area, but probably not a high amount

I want to thank you all for your input. Ive forwarded this thread to the family and they believe they’ve narrowed down specific neighborhoods. They’re now in search of a realtor familiar with these areas. They’re grateful for your opinions.
