a friend in NW Dallas (desirable city near DFW). Put ~$750k home on the market 1 jun, was sold via FPO + 10% within a week. (3 offers to choose from). It is closing tomorrow.

If properly priced and marketed correctly, and your terms meet buyers needs... the DFW market has been performing on par during the last month. Future months (?) TBD.

Desireable properties marketed correctly will retain prices and sell within reasonable time (30 - 90 days? depends on property).
Are you getting weekly activity reports? (if you have a broker)
Do those reports include a cross section of location and activity of competing propeties?
Are other properties in your range selling?
What is their TOM and Sales vs listing price?

If strong... then you need to pose a few questions to your broker. (and possibly change broker or strategy)

I would be expecting significantly more discernment from buyers +/-, but I would not give up, as this market / economy change could be with us for awhile.

If there is a housing crash coming, these people obviously disagree, but longer days on market would be nice because it would be nice to see some effort put in for $4 million.

We got through the option period at list price, and are just waiting for close ... buyer is financing with 20% down, so I guess the only thing that could happen at this point is their financing falls through and we're in a bad spot

My in laws just sold their home ... In a renter neighborhood near Denton suburbs—So not a great location ..
Priced fairly—$380k.

It took a week, they got 5 offers and currently under contract. They got $410k.


They bought that house for $150k 14 years ago or something ..

The thing I don't understand is that, even in the hottest markets, well-presented houses still sell for more. Yes, stuff sold either way, but not necessarily for the same price. I've never understood the idea that sellers in a hot market didn't need to put lipstick on, whether they were pigs or not.
