The differences are really striking. Plano, Frisco, Allen and Lewisville are all around $0.41-42, while Dallas is at almost $.74.

Fort Worth, Garland and Mesquite are all around $.67-69.

I didn't realize that there was so much variation among the different suburbs.

The Big tax is the school tax. That's what you have to look at.

A city could have a high city tax and a lower school tax.

It's the bottom line total of about 4-5 property taxes that matter.

If you own property it will be on your statement. For example Dallas would have the City, County, School District, Parkland Hospital District and Community College.

But Republic Title offers all kind of info on local property tax rates. You have to look at the exemptions they provide also. This is for 2022, probably the latest data provided.

They are probably figuring in the Hospital districts which Collin County does not have. Some cities will also not have a Community College tax included like the cities in Denton County.

No No No! You can not make a straight comparison like that. Cities can offer optional exemptions. Dallas offers a 20% homestead exemption. There are also disabled and over 65 exemptions. ($139,400 each in Dallas). All of this can easily be looked up. It's disingenious at best to compare rates without taking exemptions into account. Allen - 5% HS exemption. I guess they don't like their seniors or disabled people in Allen because they only have a $50K and $25K exemption for them, respectively. Plano - 20% HS exemption and $40K each for seniors and disabled.

A straight rate comparison between cities like this is trash. Unless you're going to do the math and make it apples to apples, a rate comparison is invalid.

In some areas, you'll have a PID or MUD to add on. You typically find these in newer areas without infrastructure or outside official city boundaries. This will be neighborhood specific. I often wonder what things would look like if the state had not created these.

In some areas, an exceptionally low tax rate does you little good because home values are so high.

It does depend on the combination of jurisdictions and the hyperlocal housing market exactly how your taxes pan out. In some cases, you could buy a house that costs significantly more nearby and end up with a lower payment.

Quick question: If property tax is so high in Texas wouldnt it discourage people from owning additional homes to generate rental income? Example: Imagine paying $10k a year for a home that you rent out for $2,500/month and 12% of that goes to the property management company along with year after year increase in home appraisal eventually you only take home $1k a month. Might as well sell that house and invest in ETF’s.

Just go to the corresponding county appraisal district and then click on tax rates:

Collin:
