He has had confrontations with the warranty people who don't always show up when they say they will. He bought because of a lot of square feet at an attractive price but has been disappointed.

On the other hand, Darling costs a bit more but the quality and service has been stellar. I have been in for more than a year and they contine to check to see if everything is OK and NEVER have given me a hassle about anything, no matter how minor.
v r looking at darling homes in Frisco panther creek where even grand homes are building... has any one bought in this area...

I haven't bought there myself, but I have sold there many many. Check out First Texas Homes, they are building in there too, nice homes and a lot of bang for your buck.

Speak with your feet when it comes to Grand Homes and run in the other direction now matter how tempting it may be. They get really poor reviews everywhere, not just here.

Your home is your sanctuary, and your money is too hard to earn. With that said, if you care more about the deal than the quality and long term stress of owning a money-pit, by all means buy a GH.

Good advice, much better builder than Grand. They warrant their work well and give you a much nicer product for the money.

I don't think the deal is good. They are generally not a good price per sqft, and the standard features are usually pretty sparce. Their models usually have about 150k in ugrades in them, so the house you build wont look anything like the model. For fun, ask one of their sales people to walk thru the model and show you all the upgrades. It will take quite a while.

Traffic isn't ever too bad on 121. Even if you are on the service road at 8am or 5pm, it moves along pretty well.

As for the Grand Homes, there are some Grand Homes i've performed home inspections on that are in great condition with no problems. I find issues with about every builder and don't hold any one builder in higher regard than another they all seem to have their issues.

Just another reason to get a thorough home inspection on new construction homes before you buy (you will usually not be encouraged to do that by the builder salesperson), and/or at the 10 -11 month period of the 1 year builder's warranty.
